An Eye Sore at 800 S. Financial

A reader writes:

I was wondering if you would be able to start a thread about the area around 800 S Financial Pl. (or what used to be 800 S. Financial Pl.) I think at one point it used to be a street or a parking lot. Now its just vacant land. I don't think it is included in he Roosevelt collection plans. I was just hoping someone had some info. Right now its a pretty big eye-sore.

Who would want to develop there with the projects down the street!

I don't know if the plans have changed, but according to a community meeting I went to when the project was first being floated in the community, it was set to be Phase 3, I believe, with three-story residential. Can't remember if it was townhouses or condos. Of course, given that they can't even sell the condos in Phase 1, who knows what's gonna happen now.

This property used to be a parking lot. It is owned by the developer responsible for Roosevelt Collection. Originally, the Roosevelt Collection plans called for 2 high rises to be built, one of which was to stand on this lot at 800 S. Financial, along the Metra Tracks. This high rise, however, was part of Phase II of Roosevelt Collection, so I can't imagine it's going to get built anytime soon...they haven't even built the first high rise and I have heard of no plans for them to do so.

I live right above this desolate stretch, and I am hoping once they finish up Roosevelt Collection, they will do something to make this vacant space look a little nicer. I can't imagine Roosevelt Collection wants their lovely view marred by this eyesore. I know I don't.

I actually wrote to the alderman about this lot (no response), at the very least the owner should be required to maintain the lot...trash, overgrown grass etc...

The lot is going to be built out as a park. Once completed it is going to be turned over to the City. I think its slated to be completed by Fall 2010.

This lot is NOT going to be a park. I think you are confusing this vacant lot, with the rest of the vacant space left closer to Roosevelt Collection. The vacant/construction lot just north of Roosevelt Collection will be a park, but NOT this vacant lot that used to be a parking lot.

It doesn't appear that the "green space" for Roosevelt collection slated for Fall 2010 is even being worked on anymore. Does anyone have any info on this?? Sloopin, contact Centrum properties for more info!

Maybe the Roosevelt Collection developers are more worried about the fact they have absolutely zero of their "prime retail spaces" leased at this time.

Actually they do have tenants, but they are not moving in until 2011-12. My source, who works in store development for one of them is opening in 2011, and a clothing retailer everyone is familiar with is opening 2012.

Urban gardeners should be allowed to use that lot while the developers decide what type of type of architectural abortion they want to build next.

Speaking of eye sores, does anyone know how/why one of the newest buildings in the sloop, 1555 Wabash (northeast corner of 16th and Wabash), looks so run down already? Paint peeling, railings rusting, vacant storefronts, etc. My wife and I took a look around last summer with a salesperson and the inside is worse than the outside. I'd say it's a small step-up from a college dorm. Why are such low-end projects popping up all over the neighborhood? It seems like New West's other building in the neighborhood, at the southwest corner of 16th and Indiana, is just as bad.
